Residential Tenancies
 

We can assist Landlord clients in relation to:-

  1. Drafting Assured Shorthold Tenancies (ASTs)
  2. Drafting and serving notices
  3. Issuing and pursuing possession proceedings.

We can assist Landlord clients from start to finish in this often complicated area of law.  Many Landlords can become unstuck over the technicalities of obtaining possession of residential properties and the sometimes mystifying rules relating to possession.  We have long experience and expertise in this area.  A faulty notice can lead to a long delay in obtaining possession with the likely loss of rental income which this may cause.

Business Leases
 

We deal with both the drafting of commercial leases and also advising business clients about the terms of new leases they are proposing to take on.

Many is the client who has regretted not taking advice before entering a business lease where harsh and unforgiving terms lie in wait for the unwary. 

We can also advise both Landlords and Tenants over ‘dilapidations’ issues where there  are frequently disputes at the end of a lease involving the Tenant’s obligations to repair. 

We are also able to deal with all the Court applications relating to business leases including forfeiture proceedings, possession proceedings and lease renewal under the 1954 Landlord & Tenant Act.
